How does it work?

Through volunteer labor and tax-deductible donations of money and materials, Habitat builds simple, decent houses with the help of the homeowner (partner) families. Habitat houses are sold to partner families at no profit, financed with affordable, no-interest loans. The homeowners’ monthly mortgage payment goes into a revolving Fund for Humanity that is used to build more houses.

What does a Habitat house cost?

Currently, a three-bedroom Habitat house in Gadsden, AL costs the homeowner an average of $45,000. Habitat houses are affordable for low-income families because there is no profit included in the sales price, and no interest charged on the mortgage. The length of the Habitat mortgage is 20-years. Average monthly mortgage payments are $300 which includes taxes and insurance.

How are the partner families selected?

Families apply during scheduled Pre-Screening Sessions which are usually held once or twice a year. The Family Selection Committee chooses homeowners based on their level of need, their willingness to become partners in the program and their ability to repay the loan. Every affiliate follows a nondiscriminatory policy of family selection. Neither race nor religion is a factor in choosing the families that partner with Habitat.

How are donations used?

Donations are used as designated by the donor. Gifts and donations are used to purchase building materials, office supplies and other expenses unless specified by the donor.

How does Habitat work with the government?

Habitat does accept government fund for the acquisition of land and funds for streets, utilities and administrative expenses, so long as the funds have no strings attached that would violate Habitat’s principles or limit its ability to proclaim its Christian witness.
